Commercial Promotion
At Rural Land Agency, we bring extensive expertise in managing industrial, commercial, and infrastructure projects. Our successful track record includes a wide range of ventures, from business parks and modern offices to state-of-the-art manufacturing facilities. We support clients throughout the entire planning process, starting from initial viability assessments to securing planning permissions and launching projects. Additionally, we specialize in delivering renewable energy projects, including wind turbines and solar arrays.
Land Promotion
A significant portion of our work involves promoting land through the Development Plan process. We handle a variety of land promotion projects, from small parcels on the outskirts of villages and towns to large, strategically important sites that require extensive negotiations with local authorities and stakeholders. We also evaluate more rural options, such as barns and infill sites within villages. Our services include advising on the best ways to promote sites and making formal submissions during the plan-making process. Our involvement extends throughout the promotion process, including representing clients at Local Plan and Neighborhood Plan Examinations.

CALL TO SITE - As the Westmorland and Furness Planning Authorities begin reviewing their Local Plan with a Call for Sites, they invite landowners to submit land for potential development as part of the emerging Development Plan. Planning
PLANNING APPRAISALS
Rural Land Agency offers both desk-based and on-site planning appraisals. Our desk-based service provides a comprehensive overview of your site’s potential, including relevant policies and high-level constraints. However, we recommend including a site visit in your appraisal, as it allows our planners to identify constraints and opportunities that may not be evident from a desk-based review alone. Both appraisal options will equip you with actionable insights for your project.

PLANNING DUE DILIGENCE
If you're considering investing in or selling a development site or property with future development potential but haven’t yet applied for planning permission, Rural Land Agency can help you navigate potential challenges. Our due diligence services include:
- Reviewing past planning applications that have expired.
- Investigating the site’s history to identify potential issues, such as flood risks or previous use.
- Determining whether any restrictions on the land or property could limit its future use.
- Identifying any listed status that could impact plans for extension, redesign, or development.
- Discovering any tree preservation orders, road agreements, enforcement notices, mines or minerals, or outstanding financial charges that could affect your plans.

Renewables
Rural Land Agency has strong connections with investors in the renewable energy sector who may be interested in leasing land suitable for renewable projects. Leveraging our experience and knowledge in planning, development, and renewable energy, we work closely with landowners to develop renewable energy farms in a transparent and straightforward manner. We create a tailored strategy for your site and keep you informed at every stage. We handle all aspects of securing planning permission and grid connection approvals at our own cost and risk. If we are unsuccessful, you incur no costs. Once approvals are obtained, we carefully select an operator to build, manage, and maintain the renewable installations. They will also remove the equipment and restore the land at the end of the lease.
Asset Management
