Based in Cumbria, our comprehensive service is unlike any offered by developers, estate agents or planning consultants.
We work on behalf of the landowner with a shared interest to maximise the land value by obtaining planning permission at our cost and risk for a share of the profit.

We achieve this by managing all aspects of the project from initial site assessment & strategy through to land disposal. 

Our specialist mix of architecture / ex-housebuilding skills, and dedicated team of trusted external consultants allow us to co-ordinate the most appropriate team for your specific site.

With our network of national and local developers we will proceed to negotiate with parties interested in acquiring your site from an early stage, for a prompt and competitive disposal of the land, we handle all project aspects so you can enjoy a hassle-free experience.

How does it work?

Serving landowners primarily in the northern region, our mission is to unlock the latent potential in your land or building, transforming it into a profitable asset that yields significant returns.

 

Sign agreement.

We perform an initial site assessment, devise an optimal development strategy and propose a land promotion agreement setting out the terms of the proposed development on your land. 

 

We handle all project aspects.

Whether you're exploring barn conversions, seeking advice on developer-landowner collaboration agreements or interested in local plan promotion, 

we underwrite the planning and marketing costs. If planning permission is not granted by the time period, the agreement automatically terminates, and our costs are not reimbursed.

You get paid.

We find a buyer for you if planning permission is granted. Our expenses are covered after the development site is sold, and we keep a small portion of the profit.

Our approach is entirely hands-off for you, and we do not charge any fees until the land or asset is disposed of. Unlike other companies, we have the flexibility to select the most suitable external consultants to assist with the design and planning stage.

This is particularly relevant when disposing of the site, where we can offer the asset to our list of developers or appropriate local estate agents. Our dynamic approach and extensive experience enable us to maximize the value of your asset.
