We have successfully secured planning permission for a new commercial development adjacent to Hopes Auction Mart in Wigton. Collaborating closely with our client, we developed a vibrant business park that integrates seamlessly with the local character of Wigton, significantly enhancing the value of the land. Our team, in partnership with a range of trusted consultants, delivers cohesive and well-considered designs, ensuring each project achieves a balanced and desirable outcome. This development is a testament to our commitment to creating meaningful spaces that foster growth and community.

High Hesket
Pillar Homes has received planning approval for a new commercial hub on a 1.7-acre brownfield site near High Hesket, aimed at transforming the area into a modern, sustainable center featuring retail, office, and industrial units. Strategically located between Carlisle and Penrith, the development will enhance community connectivity with easy access via the A6 and bus services, serving as a vital resource for nearby villages. Aligned with Eden District's local plan, the project is set to stimulate local economic growth, create jobs, and support rural services. Emphasizing sustainability, the design incorporates solar panels, energy-efficient features, and thoughtful shading to maintain comfort, while respecting the environment through a horseshoe layout that fosters communal spaces and integrates with the local agricultural aesthetic.
Residential Developments

Lanercost
Planning has been submitted for our Lanercost project. This thoughtfully designed replacement dwelling blends contemporary architecture with traditional materials, reflecting the area's agricultural heritage. Prioritizing natural light, enhanced views, and sustainability, the home incorporates modern elements like large glazing and zinc detailing. With a "landscaping first" approach, the design preserves natural features and ensures privacy. Aligned with the National Planning Policy Framework, the home is future-focused, featuring renewable energy and superior thermal performance for lasting resilience and beauty.

Great Salkeld
Our approach to this project has been deeply informed by the rich historical context and architectural diversity of Great Salkeld. The proposed development of five high-quality dwellings is designed to harmonize with the village’s existing character while providing modern, sustainable homes. By carefully selecting materials such as local stone and slate, and drawing inspiration from the traditional forms and scales of the surrounding buildings, we have created a design that respects the conservation area while contributing to the village’s evolving narrative. Our focus is on ensuring that the new homes reflect both the heritage and future aspirations of Great Salkeld.​

Greenholme Steading
We are delighted to see the transformation of the historic Greenholme Lodge Byres into seven bespoke residential units. This Grade II listed site, dating to 1824, is being restored with care to preserve its red sandstone ashlar, original structures, and key features like the stable dividers. The development includes the addition of a new southeast wing and tower, enhancing its historic character. Planned in collaboration with Carlisle City Council’s Conservation Officer, the project respects all conservation policies while blending heritage with modern living.

Rheda
Ashwood Design Associates supports Genesis Homes' successful development of 55 homes at North Park, Rheda, Frizington. The 3.7-hectare greenfield site, situated between Rheda Park and Rheda Close, now features a mix of family homes and bungalows, addressing local housing needs. The completed development embraces a landscape-led approach, integrating woodland characteristics and green infrastructure to enhance biodiversity and community spaces. The design respects the area’s natural setting, resulting in a high-quality, sustainable community that aligns with local and national planning policies.

Sockbridge
The 1.15-hectare site on the western edge of Sockbridge and Tirril has been thoughtfully developed into a residential area, seamlessly extending the village's character. The design incorporates 25 homes, including both market and affordable housing, with a focus on blending with the existing architectural styles and natural surroundings. Key design elements include the retention of traditional dry stone walls and the careful integration of mature trees to soften the visual impact of the new development. The homes are arranged along gently curving streets to create a harmonious relationship with the landscape, enhancing views across the pastoral surroundings. The development’s layout prioritizes green spaces and a strong connection with the village, ensuring it complements the existing community and environment while meeting local housing needs.

Grange over Sands
